33 Tehama is a 403-unit, for-rent multifamily development located in San Francisco’s South of Market (SoMa) neighborhood. The 35-story project consists of 278,097 square feet. The architecturally distinct 33 Tehama features a fitness center, clubroom, rooftop outdoor solarium, terrace, and ground- floor retail/art space.
33 Tehama’s central location provides excellent vehicular and public transit access to both the East and South Bay. The project is located within walking distance of a variety of parks and retail amenities including upscale wine bars, trendy cafés, restaurants, gourmet grocers, and services. The project is undergoing a major renovation. There was a need to upgrade the systems in the building. The owners wanted to use technology to make their property stand out in a competitive market. The owners understood that post Covid and work-from-home, the residential building is more than just a place where people reside. It is a place where residents live, work and play. They wanted to differentiate 33 Tehama by utilizing technology and enabling a new suite of digital amenities for their tenants.
The Clarient Group was brought in to facilitate a series of workshops with a consortium of stakeholders (ownership, leasing, operations, etc.) to create a Basis of Design for their Smart Building vision to support an enhanced tenant experience. The Clarient Group is in the process of assisting the team in implementing the Basis of Design by providing analysis on what is already in place, what needs an upgrade, and what is an entirely new technology. As part of this process The Clarient Group is assisting in establishing costs so ownership can determine what to implement now and what to budget for in the future.
33 Tehama is currently in process and seeks to provide low friction tenant experience for this luxury property with A-list tenants while maximizing energy efficiency and long-term sustainability. It demonstrates the amazing capabilities of a connected building and the many possibilities for increasing value.
