PROJECT PROFILE
Described as “a Tribeca Landmark Reimagined” and located in the Tribeca North Historic District, 443 Greenwich Street will become a luxury condominium residential building following conversion from commercial use. The Project involves creating new modern interior spaces, while preserving the historic base building core and shell structure and exterior facades. When originally completed in 1884, the building was constructed as a book bindery, and also previously functioned as a warehouse and home to manufacturing companies including the Semon Bache glass company and the American Steel Wool Manufacturing Company.
The renovated building’s spaces will include:
• 8 floors, including penthouse and cellar levels
• 53 condominium residences (45 lofts plus 8 penthouses, each ranging from 2 to 5 bedrooms)
• Amenity spaces including:
• Lobby
• Courtyard (an interior, landmark-designated space on ground floor)
• Fitness Center, including running, cycling, weights and yoga
• Indoor Pool, Steam and Sauna spaces
• Children’s Playroom
• Wine Cellar
• Roof Terrace
• Indoor Parking
The Clarient Group designed the structured cabling infrastructure connecting the base building and individual apartments, and the audiovisual and security systems for base building and amenity spaces. Smart building control systems integration was also a major part of The Clarient Group’s designs for both the base building and individual residential units. Each residential condominium unit will have its own technology infrastructure linking to the overall building. The Clarient Group designed how systems will work together in concert, beyond each individual system. For example, each residence will be “AV ready,” containing an AV Control System capable of controlling lighting, shades, temperature/HVAC, built-in audio/video components, touch panel or iPad interface devices, and remote access capability. The Clarient Group recommended what should be part of each unit’s base design, and what can be provided as options to customize specific units for specific potential tenants.
In addition, The Clarient Group designed the sales office showcasing the building and its spaces for potential tenants.
